Middlewood Locks reaches milestone with handover of Phase 2

We are delighted to announce that we have completed the construction of phase two at our award-winning Middlewood Locks neighbourhood in Salford.

Phase two of the £1 billion project includes 546 PRS homes across four buildings centred around private residents’ podium gardens.  All will be operated by leading build to rent operator Get Living, which bought the entire phase in 2019.

Get Living now has a portfolio of around 4,000 homes and Middlewood Locks is its first venture outside of London. It already owns 275 apartments within phase one at Middlewood Locks which is branded New Maker Yards, which have been successfully let.

Howard Cartwright, Project Director at SGI, said,

Fantastic on-site amenities such as Seven Bro7hers Beer House, the Co-op and 92 Degrees coffee shop, and the now established oasis of green spaces with engaging public realm along the canalside are an added attraction”.

“As demand for buying and renting city centre homes, particularly in Greater Manchester, remains very strong, we know that our exciting new neighbourhood will continue to flourish.  We are really looking forward to launching the next phase of residential, The Railings, comprising 189 much needed new homes which will be available for sale.  The Railings will deliver the first canal side townhouses and mews houses along with a mix of one to three-bedroom apartments in Middlewood Locks.”

With phases one and two now completed, we will start construction of the Railings early in the new year. The Group has also submitted planning applications to deliver further mixed-use accommodation on the remaining 10-acre plot with determination expected in the new year.

“As a Group we remain true to our commitment in delivering not just Middlewood Locks, but all of our projects in the Northern Powerhouse. Next year we will embark upon delivery for phase three and look forward to making further announcements for the remaining 10-acre plot with exciting initiatives to fulfil the connectivity, through the arches, into Manchester City Centre.”

Middlewood Locks is a joint venture between Scarborough Group International, Metro Holdings Limited, a Singapore-listed real estate company and investment group, and Hualing Group, based in Urumqui, Xinjiang, in China.

Already established as a vibrant mixed-use neighbourhood, future development will include more new homes and commercial space, including offices, hotel, shops, restaurants, MSCP and gym.

Middlewood Locks offers residents a combination of city living and canal side green space, located in Salford and close to Manchester city centre, within walking distance from Spinningfields, Manchester’s financial district. The scheme is being developed around the three large basins of the Manchester, Bolton and Bury Canal which connect to the River Irwell and is a short walk from the central business district and retail amenities of Manchester city centre
