Queensferry One is a 120-acre brownfield site in Rosyth, at the heart of the Forth Green Freeport.

Strategically located alongside the Queensferry Crossing, M90 motorway and the Port of Rosyth, it is one of Scotland's largest and best-connected employment sites.

As a designated Special Tax Site within the Forth Green Freeport, eligible occupiers could benefit from a package of tax incentives for up to 10 years, alongside exceptional road, rail and maritime connectivity and access to one of Scotland's most established engineering and manufacturing clusters.

Following the completion of extensive remediation works, Queensferry One is now capable of delivering up to 1.5 million sq ft of industrial and logistics space. Opportunities range from fully serviced plots to bespoke design and build facilities, with detailed planning consent already secured for a 50,000 sq ft speculative unit.

Over the past 20 years, Scarborough Group International has transformed the wider site, delivering more than 250,000 sq ft of commercial space and around 30 acres of serviced development land. Today, Queensferry One represents one of the largest and most significant industrial development opportunities in Scotland.
